I like the roof color and the design. The roof design make the house look bigger and grand. The plaster ceiling on the roof at least need spend few k on that. Normally plaster ceiling price RM2-3 per square feet. But the major costing was the cornea on the plaster ceiling.

Car porch has quite big area for car parking. The auto gate is stainless steel. The design currently was a normal trendy thing for now. But autogate was a folder type. This type may take more space in front of the car porch.

Overall the house may not need to have any  renovation yet.

House09

The house was design base on traditional malay style. The roof was bigger than the building body. This can help to protect from the rain. As you can see in the middle of balcony open a space for metal fencing, this can help owner to have a nice view from the house to outside while sitting on balcony for a cup of tea. But this kind of design was not suit to modern design which may use fully glasses or metal fencing.

At the ground floor just simply having a car park area without any gated. It is totally a villager’s taste. This may apply to gated community but not in the village. Mostly the owner may need to spend some money for that.

Overall the house may need a
- Change some design on the concrete fencing at 1^st floor. (~3k)
- add auto gate complete with gate light (~5k)
- make house fencing to concrete type (~4k)

House08

This is a brand new semi detached house at town. The house’s design looks like quite modern. The balcony fencing use glasses type. It can help to make the whole house look modern. But have some weird on the design on 1^st floor. The 1^st floor’s height seems too high. This would be the architect’s intention for better air circulation. Properly new house would need more on interior design.

Overall the house may need a

- make the auto gate to folder type. (~4k)
- Whole house metal fencing. (~8k)
- Interior design (base on owner’s taste and budget)

House07

The house’s color make the house looks like traditional look. I think the design was 10+ years old. But the paint still looks new. The owner must re-paint the house before. The gate seems like sliding auto gate. Those grasses are in good condition. But the house have small place for car parking area. The owner seems like more “green” area compare having more car parking lot.

Overall the house may need a
- re-paint the house to bright color, example white color. (~3k)
- make the auto gate to folder type. (~4k)
- Interior design (base on owner’s taste and budget)

House06

This house need a big renovation before you can move in. But it really has very big land area. It estimated 3000 square feet. This would be an attractive point to own the house. But the house must have a concrete wall and auto gate. Whole house must re-paint and the house design may need to change as well.

First we must extend the car porch roof, then dismantle existing balcony and make it on the car porch concrete roof. If the balcony needs to re-design and make it glasses/metal type, it would take a lot of works and cost on it. The sliding glasses door at ground floor may need change as well. The main door on the right hand side change to new one may help to improve outlook of the house.

Overall the house may need a

-change the design on the balcony.

            > dismantle the balcony (~1.5k)
            > balcony fencing to glasses/metal type (~4.5k)
- extend car porch concrete roof complete with 2 standard column supporting the balcony  (~6k)

- make the gate to auto gate complete with gate light (~5k)

House05

Previous houses were ready make houses. But this time the house was in renovation. Look like the house was made fully concrete on the balcony and balcony are using concrete as well. This would make the balcony look as nothing special and more expensive. It can do as partially using concrete and mixing with glasses or metal fencing. This would make the balcony look fancy and stylish as well.

It seem like open many doors in 1^st floor, I think it can be combine the doors to one sliding door. This would make the whole picture of the house look clear and tidy. The gate at car porch may recommend to fully autogate. This would make owner think on future parking space. Since now owner may only think about having one car, the gate just open for one car would be enough.

-change the design on the balcony.

            > partially balcony fencing to glasses/metal type (~2.5k)
- enlarge the gate to full size autogate  (~2k)

House04

The balcony seems not really have enough space for a set of tea table. It can be extend a bit out to the car porch roof area (beside the balcony). I think owner scare summon from the council since if really want to extend may need layout drawing from architect and submit to council for approval. Need a lot of works to do. The 1^st floor’s window have it owns style. It just exactly located at corner.

The car porch area seems not have enough space for car ark area. It should enlarge the gate to full size and change it to auto gate. This would help the house look better.
